THE INSPECTION REPORT
 
At the end of my inspection we will tour the property and discuss my findings along with addressing any of your concerns or questions.  I allow plenty of time in my schedule for this process, your satisfaction and understanding are my first priority.  The written report arrives in your Email that night as a PDF attachment.  The written report is a great reference to guide you in maintenance and repairs if you purchase the home.  The report can also be a negotiating tool if you and your agent choose to use it as such. 

A lot of information is included in the report, most are around 35 pages long.  Some information may seem trivial, but it is there to comply with the extensive requirements in the Oregon Construction Contractors Board Standards and Practices for Home Inspectors. 

I like to think that the entire report is riveting reading but there are a few areas that are more info-rich:
 
   -Summary Conditions.   This section begins on page 2 and gives a quick, bullet points listing of the most significant issues found in relation to the inspected property.  This is a good tool when you are trying to focus your thinking on specifics, such as when you and your realtor are working on negotiations.

   -Color Photos.  Lots of pictures are included, and they tend to focus on issues of significance.  The photos are great because they show issues clearly, and many of them are from places like the crawlspace that you, your agent, and even the seller may never go.

   -Diagrams These sketches show where in the building some problems are located.

   -Bold Text.  Usually used to highlight more significant conditions.
