THE INSPECTION PROCESS

On Site

I love to talk to people about their homes, it's my favorite part of the job and it's why I got into inspections.   A home inspection with Jamie Fenner is a highly personalized experience.  I will thoroughly examine the property and systems top to bottom and inside and out.  When I'm done we will have a detailed on-site discussion of the conditions found, how they compare to other properties, what they mean for you, and what some options are.  There are no bad questions to ask, the more we talk the more you know, and I schedule my day to allow plenty of time for debriefing.

The inspection usually takes 3 to 3 1/2 hours and discussions at the end last 15 to 60 minutes depending upon the property's condition and the clients' experience.  I recommend clients take advantage of the time I am inspecting to be on site to experience and explore the property (spaces, light, noise, neighbors, etc) It's a great time to take photos and measurements and just to see what it feels like to be there.  If your schedule is limited, the most important part to be at is our summary discussion at the end.

A good listing of the items we inspect for is the Oregon CCB publication, "Standards and Practices for Certified Home Inspectors."  This detailed document fully outlines what is included in a home inspection and what is not.  

The Written Report

That night you will receive by Email your inspection report as a pdf document.   The report is a photo filled description of your home and the conditions discovered in the inspection.  Most reports run between 30 and 35 pages and tell you more about your home than you thought possible.   Included in the report is a Bullet Points Summary that can help to quickly focus your thinking on significant issues.

You Are Ready to Sign on.  What Now?

You've made a good choice selecting Fenner Home Inspections.  The next few steps are easy.


1)  Call me 503-970-5169.  Ask any final questions, tell me about your house, confirm your fee, and schedule an inspection time.


2)  Go to The Contract page of this site and print out an Inspection Services Contract and the CCB Home Inspection Consumer Notice  Read both carefully and call me back if you have any questions.


3)  Keep a copy of the contract for your records.  Bring a signed original and payment (cash or check) to the inspection.  (If you aren't available for the inspection we'll make different arrangements for the contract and payment. )


4)  I'll take it from there, you just be well rested and ready to learn a lot about your property.
